The way HST (Harmonized Sales Tax) works in real estate is a bit different than when you buy something at the store. Instead of just adding a flat 13% to the price, the tax is already mixed into the listed price by the property seller.
Good news! If you bought a brand-new home or condo, (or did major renovations) you could be eligible to get up to $30,000 of that HST money back.

How is the HST Rebate Calculated?
Ontario home buyers might qualify for an HST Rebate. They can get back 75% of the Ontario segment (8%) of the HST and 36% of the federal segment (5%).
To illustrate, if a new home costs $600,000, the HST would be a bit over $69,000.
From the provincial HST portion, which amounts to roughly $42,500, a rebate of $31,850 (75% of it) would be applicable.
However, the maximum provincial rebate is capped at $24,000, so the homeowner would get a $24,000 credit for their new house.
But since the home’s price exceeds $450,000, the buyer wouldn’t be eligible for the federal HST credit.

New House Rebate
For those who’ve built their own custom homes or contracted someone to do so in the past two years, there’s an opportunity to claim a rebate for a portion of the GST/HST. Renovated Homes
Those who have carried out extensive renovations or expansions to their homes might be in line for a GST/HST Rebate. By “extensive,” we mean that a minimum of 90% of the home’s interior should have been revamped or replaced to be eligible for the full rebate.
